With the collective sum of real estate assets reaching new highs, there’s never been a better time to invest in bricks and mortar in Tuscany, whether it’s a historic building or a hidden architectural gem. For this reason, Invest in Tuscany have introduced a new section on their website, where property enthusiasts and potential investors can delve deeper into the vast selection of assets the region has to offer. From Florence to Livorno, each listing is accompanied by photographs and detailed information showcasing the value of Tuscany’s available properties.

Invest in Tuscany Real Estate is a division of the investment attraction sector of the Tuscany Region, whose aim is to promote real estate and public property, in particular. The Tuscany property market provides a multi-sector offering at a national and an international level that corresponds with the latest trends seen on the global market. Take The Student Hotel project, for instance, which has conquered the city in recent years.

In the last two years, when the pandemic has hindered the usual promotional activities directed at potential investors, Invest in Tuscany Real Estate has worked on communication and the renewal of marketing materials. Many video calls later, a new campaign was launched, gathering opportunities by actively interacting with the municipalities that signed the latest Invest in Tuscany protocol.

Since 2010, Tuscan municipalities have been working together to develop the public property market. In fact, many memoranda of understanding have been signed to favour the creation of an operational plan between the Tuscany Region and township. The focus is to attract investment, to find and help foreign investors in Tuscany, and to trial a governance system between national and regional administrations. The role of the municipality as the main interlocutor is fundamental, since the more attention the urban planning office pays to external stakeholders, the more it is able to encourage new settlements or facilitate extensions.

These developments have been enhanced thanks to the creation of the new real estate website (in English and Italian), as well as new dossiers for the Hospitality & Tourism, Student Housing, Logistics & Industrial, Care Home & Senior Housing sectors. A new promotional video has also been added, alongside an improved design with completely renewed graphics and functions—the video can be found on the homepage, while the dossiers can be downloaded.

To name some of the recent opportunities on the website, which have already been presented at international events, Scandicci Centre, designed by Richard Rogers, is a multifunctional urban space just a few minutes tram ride from central Florence, which in turn has attracted the interest of some of the biggest multinationals in the luxury sector, who have opened new leather goods factories as well as expanding existing manufacturing sites.

The global pull of Florence presents boundless opportunities in the Hospitality and Student Housing sectors. The Caserma Lupi, owned by the Municipality of Florence, is located in a strategic city space destined for an important urban regeneration project, promising excellent investment opportunities in the commercial and residential sectors. Also owned by the Municipality of Florence, the Gualchiere di Remole Complex, a historical series of mills located along the Arno river in Bagno a Ripoli, is composed of two buildings with extensive grounds, offering an incredible opportunity for the Hospitality sector. Meanwhile, Palazzo Vivarelli Colonna has a spacious entrance on the ground floor, embellished by a grand staircase and a charming double colonnade—the building’s excellent condition and ideal location can be advantageous in many sectors, including Tourism, Hospitality and even Medical.

The Industrial & Logistics sector is supported by areas located in the Interporto Toscano Amerigo Vespucci, a strategic infrastructure system for the movement of goods, with a 130,000 m² railway terminal near the port of Livorno, a historic landing place for goods transportation in the Mediterranean Sea.
