PURCHASING PROPERTY IN ITALY. IS IT THE BEST TIME TO INVEST?

by Tommaso Francalanci

Italy and particularly the Tuscan property market remains a prime location for investors, despite the global financial crisis. Real estate in Italy, and particularly in Tuscany, has not been affected much by the crisis and the real estate market has recorded a strong increase in the rental sector, implying that the vast majority of property prices have remained stable.

Long distance relationships are difficult, however, and investing in another country can result in a host of new problems that a client would not usually encounter when investing at home. Below are some steps to consider when starting your Italian property research from overseas.

Dr. Tommaso Francalanci, Director of Legal, Tax and Technical Affairs for International Clients from Commercialisti Consulting in Florence, specializes in offering legal and tax assistance to clients all over the world.

One of the things that he stresses is the importance of doing your groundwork: “While it is easy to purchase an Italian property, there are many things to consider,” he says. “Going in blind can cost you in more ways than you may be aware of, and therefore following professional advice is a vital step and one of the first a client should take.”

With over 10 years of experience in the property fiscal and conveyancing sector, Tommaso suggests the following steps for clients interested in investing in property in Italy:

Appoint a local legal advisor to act on your behalf and ensure that the property is up to legal standards and can support all conveyancing.

Understand your financial commitment, including all purchasing, property taxes and registration fees. Always keep within your budget.

Be aware of your legal obligations when entering into a purchase contract and as a homeowner in Italy.

Select the method of purchase based on your personal situation and your future plans.

“Italy, and Tuscany as a region, is still one the strongest markets for real estate investment as it is one of the most beautiful in the world,” Tommaso concludes.

THE ‘SECRETS’ OF TUSCAN INTERIORS

Unless you live in Tuscany, you will rarely get to see authentic Tuscan interiors

by Simone Vannucchi

If you are after original Tuscan home decorating ideas, Simone Vannucchi, owner of SVDecor Interiors, based in Florence, has 25 years’ experience of design, interiors and furniture procurement. He uses the highest quality of materials and a skilled team of Tuscan craftsmen. Here, he shares his best secrets to achieving authentic Tuscan décor and interiors.

TUSCAN DECORATING SECRET #1:

“Keep it simple, natural, and rustic,” says Simone.

Much of the Tuscan décor style reflects the Tuscan landscape and the origin of farmhouse properties and the surrounding countryside.

In the past, furniture was simple and so the Tuscan home should and can reflect your own personal style: “I like to mix classic traditional furnishings and interiors with modern touches. Of course, there are also large country villas and castles in Tuscany, but even though they are more lavishly designed and decorated, they too have a rustic feel – it is as if all of Tuscany was about appreciating what the land provided for you.”

TUSCAN DECORATING SECRET #2:

“A lot of Tuscan decorating is done in white and warm neutrals. Traditional Tuscan colours can cover the whole spectrum from pale peachy cream through burnt orange to reddish browns.”

TUSCAN DECORATING SECRET #3:

“The kitchen really is the heart of the Tuscan home. Take the time to cook – and eat in your kitchen. As in the Tuscan kitchen, the same principles of simplicity and top-quality apply to all aspects of Tuscan home décor,” says Simone.

TUSCAN DECORATING SECRET #4:

“Mix chunky natural materials with colorful objects, against a mostly white backdrop. Mix modern with classic pieces. Use upholstery in light neutrals or solid colors, and add prints. Use natural – even roughly textured materials  – wherever you can. Have fun with the space and with colour.”

SVDecor offers professional Italian design and management services for both internal and external spaces. Owner Simone Vannucchi is a Florentine with a true passion and understanding of Tuscan craftsmanship, which, as he says, is …“very much a dying art.”
