Florence is set to welcome its largest social housing project in terms of square metres, number of units and resident services. Located between viale Nenni and via di Scandicci, the regeneration of the former Lupi di Toscana barracks will provide 236 affordable apartments across 17,000 square metres, combining one-, two- and three-bedroom flats with green spaces and community-focused amenities, including an early learning centre.

The public tender was won by Abitaequo, a fund dedicated to social housing initiatives managed by Investire SGR, which will develop the project under a long-term land concession.

President of Fondazione CR Firenze, Bernabò Bocca, highlighted the social impact at the presentation held this morning at Palazzo Vecchio. “The Lupi di Toscana project revitalizes a neglected area with a clear social purpose. Our foundation, together with CDP RA and Investire SGR, has invested 15 million euro, generating measurable benefits for 236 families. Each apartment could save tenants over 7,000 euro per year compared to current market rents, translating into 1.7 million euro annually in total savings. This is the real value of the project, far beyond financial returns.”

The total investment for the social housing project is approximately €55 million, funded through €35 million from the National Housing Fund (CDP Real Asset SGR), €15 million from Fondazione CR Firenze and €4 million from municipal land development. The initiative is designed as a “patient capital” investment, with long-term social benefits, including rent savings projected at over €25 million across 15 years, after which the city retains pre-emption rights for unsold units.

Rent will be capped at eight euro per square metre per month, meaning a typical 75 square metre apartment costs around 600 euro monthly, plus fees and taxes.

Demolition for the final phase will begin on March 9 with construction of the social housing units expected to start in early 2027.
